Our process
- 1 Clean & prep
We blow, sweep, and power-clean the surface, treating oil spots so the seal bonds properly.
- 2 Repair first
Cracks are filled and weak spots patched — sealcoat protects, it doesn’t fix structural issues.
- 3 Apply the seal
Two coats of commercial-grade sealer applied by hand at the edges and squeegee/spray across the field.
- 4 Cure & stripe
We let it cure, then re-stripe lines and markings so the lot opens looking brand new.
Sealcoating FAQ
How often should I sealcoat?
Every 2–3 years for most driveways and lots. High-traffic commercial surfaces may benefit from a tighter schedule.
How long before I can drive on it?
Typically 24 hours. We schedule commercial jobs overnight so you’re open by 7am.
Is fall too late to sealcoat?
We seal through the fall as long as overnight temps stay above ~50°F. Getting it done before winter is exactly the point.
